One of the biggest misconceptions about D125 is that you need a large budget to live in the Stevenson district. You don't. The district spans 13 communities across a wide range of price points — from starter homes in the $300s to gated Mettawa estates well above $3M. Here's how to find your best value based on what matters most to your family.

How to Think About "Value" in D125

Value in D125 isn't just about price per square foot. It's about what you get for your money relative to: Stevenson enrollment (which every D125 address provides), the K–8 pipeline your children will follow, commute to nearby employers, and community character. Two homes at the same price can deliver very different value depending on these factors.

Tier 1: Entry Level ($280K – $500K) — Mundelein

Mundelein offers the lowest entry price of any D125 community. The catch: only portions of Mundelein are inside D125, and you'll need your address verified before assuming Stevenson enrollment. But for buyers who do that homework, Mundelein delivers real Stevenson enrollment at a price point that doesn't exist anywhere else in the district.

Within the D125 portion of Mundelein, your address will fall under either Diamond Lake D76 (Fairhaven → Diamond Lake School → West Oak Middle → Stevenson) or Fremont D79 (Fremont Elementary → Fremont Intermediate → Fremont Middle → Stevenson). Both routes end at the same destination.

Tier 2: Mid-Range ($400K – $700K) — Buffalo Grove

Buffalo Grove is the largest D125 community and offers the most inventory across the widest price range. Townhomes, condos, and single-family homes in established subdivisions. Metra access. Good retail and restaurant corridor. Depending on your address, you'll be in D102 or D96 — both feeding Stevenson.

The boundary complexity in Buffalo Grove is real — not every address qualifies. But for buyers willing to work with Shilpa on verification, Buffalo Grove offers the best combination of inventory volume, price, and Stevenson enrollment in the district.

Lincolnshire is 100% inside D125 — no boundary verification needed. Executive wooded community, Lincolnshire Corporate Center, Marriott Theatre. D103 sender district (Sprague → Half Day → Daniel Wright → Stevenson). Clean, predictable, well-established.

Hawthorn Woods is a quieter option in the same price range — adjacent to Long Grove with a similar spacious character, but with less buyer competition. D96 feeder district, same path to Stevenson as Long Grove.

💡 Best for: Corporate relocators, buyers who want 100% boundary certainty, families who value a quieter community feel.

Tier 4: Luxury ($800K – $1.8M) — Long Grove & Kildeer

Long Grove is the crown jewel of D125. 100% inside the boundary, historic downtown village, Reed-Turner Woodlands, Arboretum Club, large wooded lots. D96 sender district. The community that most families land on after fully researching D125.

Kildeer is Long Grove's quieter neighbor — similar wooded character, same D96 pipeline, typically more accessible pricing. Equestrian properties available. Less buyer competition than Long Grove at comparable price points.

Tier 5: Ultra-Luxury ($1.5M+) — Mettawa, Riverwoods, Bannockburn

Mettawa requires 5-acre minimum lots by ordinance — the only D125 community with this requirement. Gated estates, equestrian properties, supreme privacy. Riverwoods and Bannockburn offer similar exclusivity at the eastern edge of D125, along the Des Plaines River corridor and adjacent to Lake Forest.

💡 Best for: Buyers who want estate living with Stevenson enrollment, equestrian families, those who've "done it all" in Long Grove and want more.

Every community in D125 delivers the same high school — Stevenson, #1 in Illinois. What changes as you move up the price tiers is the K–8 pipeline, the community character, and the lot/home size. For families focused purely on school quality, Mundelein delivers the same Stevenson enrollment as Mettawa — at a fraction of the price.
