Mundelein's D125 Secret — How to Get Into Stevenson at the Lowest Price in the District

There's a community in D125 where you can buy a home that feeds Stevenson High School — Illinois's #1 ranked school — for prices starting in the mid-$300s. Most buyers have no idea it exists within the district. That community is Mundelein.

Wait — Mundelein Is in D125?

Yes — portions of it. Most of Mundelein feeds Mundelein High School, which is a completely different district. But a specific portion of the city falls inside the D125 boundary and qualifies for Stevenson enrollment. That portion is verified on the official 2025 Lake County GIS map.

This is the crucial point: you cannot simply buy any Mundelein address and expect Stevenson. You need the address verified against the D125 parcel boundary first. But once you've done that verification, you can access the lowest home prices in the entire Stevenson district.

Two Routes to Stevenson From D125 Mundelein

Within the D125 portion of Mundelein, your address will fall under one of two sender districts:

  • Diamond Lake D76 (847-566-9221) — Fairhaven School (pre-K–1) → Diamond Lake School (2–4) → West Oak Middle School (5–8) → Stevenson HS
  • Fremont D79 (847-566-0169) — Fremont Elementary (pre-K–2) → Fremont Intermediate (3–5) → Fremont Middle School (6–8) → Stevenson HS

Both routes end at Stevenson. The difference is the K–8 experience along the way. Shilpa can identify which route your specific address falls under.

What You Get for the Price

At the entry level of Mundelein D125 pricing ($280K–$400K), buyers typically find older ranch and split-level homes on established residential streets with mature landscaping. These are not new construction or luxury homes — but they are real, verified D125 addresses that enroll children at Illinois's #1 high school.

At the mid-range ($400K–$550K), buyers find updated single-family homes with more space and more recent renovation. This is where most of the verified D125 Mundelein inventory lives.

Why So Few Buyers Know About This

Because nobody is marketing it. Most agents covering Mundelein are not D125 specialists — they don't know the exact boundary, and they're not filtering listings to show only the qualifying addresses. And most D125-focused buyers start their search in Buffalo Grove or Lincolnshire, never thinking to look at Mundelein.

That's the opportunity. Fewer buyers competing for the same Stevenson enrollment means less competition, better negotiating position, and a purchase at the lowest entry price in the district.

"I've placed families in Mundelein D125 homes who never thought they could afford D125. The boundary check is everything — but once you've done it and confirmed the address, the value proposition is hard to match anywhere in the district."

The One Thing You Must Do

Verify the specific address against the D125 boundary before you make an offer. This cannot be stressed enough. Most Mundelein addresses feed Mundelein High School. The D125 portion is real and verified — but it requires parcel-level confirmation, not a ZIP code check or a Zillow label. Verify your Mundelein address here →
